situated in the heart of Maremma a few km far from Grosseto,
10 km. from the Natural Park dell'Uccellina and 15 Km. from
the beach. The Villa is the best solution for family or friends
party of 12-18 people and provides open spaces cosy and elegantly
furnished, a great sense of privacy, cared ambiences well distributed
into a night area, a day area and a fitness and relax area.

The Villa is approx 600 sqm., air-conditioned,
set on three main levels: on the ground floor
there is the beautifully equipped wooden kitchen (gas cooker
with 6 burners, microwave, oven, refrigerator with freezer,
dishwasher, coffee machine), a balcony with pergola, dining
room for 16 people, spacious living room with seating arrangement
and valuable furnishing, satellite television, hi-fi, fireplace,
small bathroom. On a lower floor, reachable
by inside stairs, a wide living area with billiard,
stereo system, play table, gym equipped by technogym, Turkish
bath, 2 bathrooms. On the first floor there
are 6 double-bedrooms (1 bedroom with double bed, 2 bedrooms
with double bed and balcony, 3 bedrooms with double bed and
small living room) with private ensuite bathroom (with shower
and hair-dryer), TV sat., safe, telephone, fridge, internet
access.
Outside a private area standing in a panoramic
position surrounded by hills covered with olive trees and vineyards
offers two beautiful swimming pools, one for adults (7X14 m),
the other separated pool for children (4X8m) part Jacuzzi (3.5X2m);
many terraces, solarium, a barbecue, a pizza oven, a gazebo.
There is a fenced private park and at clients disposal also
some mountain bikes and a parking. The domestic family lives
in the basement of the villa and are at clients disposal for
domestic help, lunch and supper on request. In an area of the
villa there is also a laundry with washing machine, dryer and
ironing equipment.
The farm also produces wines, especially the Morellino, and
olive oil. Guests can also spend a visit at the wine cellars
situated at a distance from the villa; ideal position near the
sea in one of the richest spot of the Tuscan Silver Coast, in
the heart of the "Maremma" Region. Among antic civic
heritages like the Vie Cave del Tufo, Pitigliano, Sorano, Sovana
and Saturnia Hot Springs and Spa, from the large beaches of
Marina di Grosseto and Principina a Mare, from the tourist Harbour
of Talamone and from the rocky coasts of the Argentario Mount
area, from where leaving for a day boat trip to the Giglio Island
or Giannutri or even Elba.
